We'll carry out employment, credit, and landlord reference checks. The process is quick and handled digitally — typically 3–5 working days.
Sign your tenancy agreement, pay your deposit and first month, and collect your keys. We'll walk you through everything on move-in day.
Common Tenant Questions
It depends on the property. Many of our rooms include bills (gas, electricity, water, and broadband) within the monthly rent. Where bills are included, we'll be clear about this upfront. Some properties have bills paid separately — we'll always tell you exactly what's included before you commit.
Our standard tenancies are 12 months, though we can sometimes offer shorter-term arrangements depending on availability. Contact us to discuss your specific requirements and we'll do our best to accommodate.
Security deposits are typically 5 weeks' rent, in line with the Tenant Fees Act 2019. All deposits are protected in a government-approved scheme (DPS or TDS) and we'll provide you with the full details at the time of paying.
You can report maintenance issues by email or phone during office hours. For urgent or emergency issues outside of hours, we have a dedicated emergency line. We aim to acknowledge all reports within 2 hours and resolve non-urgent issues within 5 working days.
Due to the shared nature of our properties, pets are generally not permitted. In exceptional circumstances, and with all housemates' agreement, we may be able to discuss small, contained pets. Please raise this during your enquiry.
